| Position Summary
Negotiate perpetual easements, long-term easements, and ground rent assignments to buyout existing ground leases.
Essential Duties and Responsibilities
- Cold calling landlords from an existing database; includes contact information research.
- Negotiate purchase price based on specific pricing criteria with landlords.
- Verify existing space is adequate to support future tenant adds.
- Verify assumptions for future tenant adds.
- Obtain the appropriate approvals before proceeding with verbal and written negotiations.
- Update and track deals in tracking system.
Additional Duties and Responsibilities
- Read and understand ground lease documents.
- Identify tenant risk issues.
- Prepare deal term form to be used by team members for purchase agreement and easement preparation.
- Work with team members to address negotiation and close challenges.
- Work with other departments to verify adequacy of space, future tenant adds, and revenue stream verification.
Qualifications
- Three to six years relevant work experience in site acquisition, real estate negotiation, or other negotiation and/or acquisitions related transactions; wireless industry experience preferred.
- B.S. degree or equivalent work experience.
- Intermediate proficiency in Microsoft Office applications to include: Word, Excel and Outlook
- Comfortable using databases to track and update assigned leads.

Position Summary
3 month temporary assignment to review existing ground leases and confirm ground rent, prepare initial offer letters, and provide purchase price high/low information to the designated GRPP Originator.
Essential Duties and Responsibilities
- Read ground leases
- Recalculate ground rent and compare to ground rent in the ManageStar system
- Work with Contracts Administration to make corrections to ManageStar as necessary
- Identify correct contact information and physical address
- Prepare initial offer letters from a template and mail offer letters
- Provide high/low purchase prices to the designated GRPP originator based on prescribed formula

- Relevant work experience in real estate and/or tenant/landlord contract review.
- B.S. degree or equivalent work experience.
- Intermediate proficiency in Microsoft Office applications to include: Word, Excel and Outlook
